Hunan Carnation Pension Industry Investment and Real Estate Co., Ltd. (hereinafter referred to as Carnation) is a joint-stock company jointly initiated and established by Hunan Education Press Group and Xiangjiao Group on December 20, 2009. It currently has 4 wholly-owned subsidiaries, namely: Changsha Carnation Elderly Care Center, Hunan Carnation Hospital Co., Ltd., Hunan Carnation Pension Community Comprehensive Operation Co., Ltd., and Changsha Carnation Nursing Home.
Carnation's main business is investment, construction, and operation management of pension communities, mainly including five major modules: pension community planning and construction; high-quality elderly medical services; professional elderly nursing services; pension community commercial supporting services; and elderly cultural and entertainment services. "Integration of medical care and elderly care" is the core competitiveness of Carnation's pension services. "Integration of medical care and elderly care" builds a mutually supportive benefit platform for the development of the pension market and is a brand-new development model for the pension industry. Its competitive advantages are mainly reflected in: outstanding resource acquisition capability, a replicable standardized system, a stable profit model, good market prospects, and efficient management and execution capabilities. While continuously enhancing its core competitiveness, the company will gradually achieve replication and chain expansion nationwide, striving to become a leading brand in the national pension service industry within 3-5 years.
Carnation's current core product is a comprehensive pension community named "Carnation International Elderly Living Demonstration City," with a total land area of 350 mu and a planned total investment of 1.5 billion yuan. After full completion, it can meet the full-course pension needs of 6,000 elderly people from retirement to the end of life. At present, 150 mu has been developed, nearly 140,000 square meters of property has been built, and nearly 600 million yuan has been invested. Among them, the Changsha Carnation Elderly Care Center has a building area of about 85,000 square meters, including 35,000 square meters of elderly apartments, totaling 450 units, with 159 beds in the self-care area, 180 beds in the assisted-living area, and 110 beds in the nursing care area; Carnation Hospital has a building area of about 35,000 square meters and can set up 800 beds; Carnation Nursing Home has a building area of about 20,000 square meters and can set up 650 beds.
While building large-scale pension communities, Carnation officially launched the "1+N" development model in 2013. With one standardized high-end demonstration pension community as the base, it deploys N branches and compound community chain small institutions, operating through an "asset-light + chain operation" approach, organically integrating institutional elderly care, community elderly care, and home-based elderly care, and providing elderly people with different economic conditions, different physical conditions, and different nursing needs with continuous life care, medical health care, psychological support, and other pension service systems.
In Hunan, Carnation is a leading enterprise recognized by both provincial and municipal civil affairs systems. It has participated many times in provincial and municipal pension service industry research and policy investigations. It is a participating unit in the formulation of industry standards for Hunan's pension service industry and a cooperating unit of the "Hunan Province Pension Industry Systematic Financing Plan" led by the Provincial China Development Bank.
