Shenzhen Zhenye (Group) Co., Ltd. is a state-controlled listed company directly supervised by the State-owned Assets Supervision and Administration Commission of Shenzhen Municipality. It was founded in May 1989 and publicly listed on the Shenzhen Stock Exchange in 1992 with stock code 000006. It is one of the 19 real estate enterprises in Shenzhen with Grade I real estate development qualifications. Following the development strategy of "rooted in Shenzhen, laid out across the country," the Group has formed a nationwide strategic layout centered on Shenzhen, with Guangzhou, Tianjin, Xi'an, Changsha, Nanning, Huizhou and other cities as key points, radiating to surrounding areas. It has 18 wholly-owned and controlled subsidiaries. Over the years, it has developed more than 30 projects with a cumulative floor area of nearly 10 million square meters. The Group's workforce is streamlined and capable, with 84% holding bachelor's degrees or above, 76% being professionals in engineering, cost, marketing and other fields, and 56% holding intermediate or senior professional titles. In 2018, the Group's total assets were RMB 13.537 billion, net assets were RMB 6.386 billion, return on net assets was 14.86%, and the debt-to-asset ratio was 52.82%. Revenue per capita was RMB 12.61 million, profit per capita was RMB 2.84 million, and return on human capital investment was 735%, all ranking among the top in the domestic industry. Meanwhile, the Group has maintained sustained, high-ratio dividends, with cumulative cash dividends over the past three years accounting for 91.59% of the company's average annual net profit. Since its establishment, the Group's assets and construction scale have continued to grow, with its development portfolio covering villas, western-style houses, ordinary residences, apartments, office buildings, commercial complexes and other types. Xinghai Mingcheng and Cuihai Garden respectively won the "Human Settlements Classic Comprehensive Award" and the "Planning and Environment Gold Award" issued by the Ministry of Construction; Henggang Zhenye City passed the Ministry of Construction's 3A final review with a high score of 899 points in A-level residential performance certification and was listed as a "National Building Energy Efficiency Demonstration Community"; Metro Zhenye Jinshang Garden, Zhenye Luanshan Valley and other large developments have also successively become benchmarks in their areas with unique location advantages and precise customer positioning. Dongguan Songhu Yayuan is located in the core area of the Songshan Lake district, adjacent to two major high-tech parks, fully enjoying the dividends of industrial development; Huiyang Zhenye City, with 150,000 square meters of original ecological forest and 100,000 square meters of natural lakes, offers high-end living in original countryside villas; Guangzhou Zhenye Tiansong Garden stands at the axis of the 300,000-square-meter Guanggang Central Park, where livable life returns to its essence and humans and nature coexist in harmony; the million-square-meter Changsha Zhenye City has helped the Meixihu district develop from a low-lying area into Changsha's future urban center; Xinboyuan, Qichunli, Boyaxuan and the Binhai New Area Marine Science and Technology Park project shine in Tianjin, building quality homes for essential demand; Guangxi Zhenye Qingxiushan No. 1, Zhenye Shangfu, Zhenye Yongjiang Yayuan and Zhenye Qihang City are linked together, earning citywide acclaim; the Boshu, Bogongguan and Bo'an series products have set a model for citywide luxury homes, and Xi'an Zhenye has thereby ranked among the top ten real estate enterprises in Shaanxi Province.
