Hunan Wanyuan Appraisal and Consulting Co., Ltd. is a nationally outstanding and Hunan's largest comprehensive professional appraisal institution, headquartered in Changsha, Hunan. The predecessor of the company was the "Hunan Provincial Land Price Appraisal Office," established in 1993 and originally affiliated with the Hunan Provincial Department of Land and Resources. In 2000, in accordance with the spirit of relevant documents from the Ministry of Land and Resources, it was restructured as a whole with the approval of the Provincial Department of Land and Resources. The relationships with Party, Youth League, Trade Union, Youth, and Women's organizations are still directly managed by the provincial department. After more than twenty years of development, its business scope has evolved from a single land price appraisal to a comprehensive multi-field service covering real estate research, land planning, land appraisal, real estate appraisal, mining rights appraisal, geological hazard risk assessment, geological exploration, as well as auction, surveying and mapping, achieving full coverage of land and resources business. Its daily business covers 122 counties and urban districts across the province, and related businesses have expanded to more than twenty provinces and municipalities (autonomous regions) including Beijing, Tianjin, Guangdong, Guangxi, Jiangsu, Jiangxi, Hainan, Guizhou, Tibet, Gansu, and Shandong. The company is a limited liability company, with ten subsidiary companies (Zhuzhou, Xiangtan, Changde, Chenzhou, Shaoyang, Loudi, Huaihua, Zhangjiajie, Xiangxi, and Yongzhou), internally managed through seven major business divisions (Real Estate Research Institute, Land, Real Estate, Mining Rights, Auction, Surveying and Mapping, and Registration Agency), and internal service support departments such as comprehensive management, human resources, finance, and marketing. The company currently has more than 120 registered employees, with 90% holding a bachelor's degree or above, including 27 with a master's degree or above and 1 with a doctoral degree; by professional title, there is 1 researcher, 10 with senior titles, and 25 with intermediate titles. Among them, there is 1 senior expert of China Land Valuers and 1 senior expert of China Mining Rights Assessors, 1 Royal Institution of Chartered Surveyors (RICS) member, 2 experts in the expert database of the Land Consolidation Center of the Ministry of Land and Resources, 2 young scientific and technological backbone experts of the Hunan Provincial Department of Land and Resources, 8 senior experts in the expert database of the Hunan Provincial Land Valuers Association, and 1 expert each in the Expert Committee for State-owned Land Housing Expropriation Appraisal of Hunan Province and the expert database of the Hunan Provincial Real Estate Industry Association. At the same time, the company is also a "Postgraduate Training and Innovation Base for Land Resource Management" of Hunan Normal University and a postgraduate practice base of Hunan Agricultural University. Hunan Wanyuan's clients include national and provincial key projects, such as land expropriation and demolition appraisal for national or provincial major projects like the Wuhan-Guangzhou High-Speed Railway, Shanghai-Kunming Railway, Changsha-Zhuzhou-Xiangtan Intercity Railway, Xiang-Gui Railway, Changsha-Zhuzhou-Xiangtan Scenic Belt, and Wanda Plaza; listing appraisals for more than 100 companies such as China Construction Bank, Sinopec, China Mobile, and PICC, covering over 90% of enterprise listing projects in Hunan; more than 230 urban benchmark land price appraisals and over 3,000 large-scale appraisal, auction, surveying and mapping, and consulting projects. Looking across the national consulting industry, Hunan Wanyuan is one of the few service institutions that has always been committed to basic scientific research on land and resources. In 2006, the "Research on Innovation in the Management of the Transfer of Collective Construction Land Use Rights in Hunan Province" filled a research gap in this field in Hunan Province and reached a leading level. Based on this achievement, the Hunan Provincial People's Government issued the "Interim Measures for the Management of Collective Construction Land in Hunan Province" to guide and regulate collective construction land management across the province. Several research topics, including "Research on the Construction of a Dynamic Monitoring System for Real Estate Land in Hunan Province," "Research on the Application of Urban Land Price Appraisal Methods in Hunan," and "Urban Land Grading and Valuation in Zhuzhou City," respectively won science and technology awards from the Ministry of Land and Resources and Hunan Province.
