China Merchants Property Development Nanshang (Guangzhou) Property Service Co., Ltd. (hereinafter referred to as "Jiyu Nanshang") is a professional company under China Merchants Property Development engaged in comprehensive property management services for the aviation industry. Jiyu Nanshang was formerly China Southern Airlines Group Property Management Co., Ltd., established in September 1997, and was renamed to its current name in 2022. As a professional subsidiary of China Merchants Property Development, Jiyu Nanshang serves as the "forest" in the "fertile soil, cloud, and forest" business model. Over more than two decades of development, it has accumulated extensive project management experience in the aviation property sector. Closely integrating with the "fertile soil" under this business model, Jiyu Nanshang plays a "root system" role, continuously deepening and expanding comprehensive property management services for the aviation industry, consolidating China Merchants Property Development's leading position in aviation property management, and supporting the implementation of the "full aviation industry chain layout" business model. Since its establishment, Jiyu Nanshang has achieved steady operation, continuous accumulation, and stable development, striving to build a "cordial, meticulous" aviation-specific property service brand. Its professional capabilities, service quality, and operational excellence have been continuously improved. The company has obtained the national second-level property management qualification and passed the ISO45001 occupational health and safety system certification. Benchmarking against top industry standards, it pioneered the "building chief system," provides 24-hour attentive services, and introduced intelligent property management robots, enhancing its image as a floor-level "butler" service provider. This reliably ensures the safe production of various units in the Guangzhou region of the group. The managed China Southern Airlines Tower has been rated as a "Beautiful Property Project" by the Guangdong Provincial Property Management Industry Association and one of Guangzhou's first batch of "Class-A business office buildings." The company's capability to take over specialized aviation property management, high-end office property, and park property management has taken initial shape. Jiyu Nanshang currently undertakes nearly 1 million square meters of property management and repair services for China Southern Airlines in the Guangzhou area, covering 5A-class office buildings, ordinary office buildings, residential communities, and employee dormitories. Business scope includes property management, fire safety and security supervision, energy consumption management, housing leasing, renovation and modification, and value-added services. Jiyu Nanshang serves diverse property types with a wide business scope. As of the second quarter of 2022, the managed project area reached nearly 1 million square meters (including parking lots within the red line, green land, and self-owned roads), with nearly 500 employees in total, the majority being order maintenance officers (building administrators), maintenance personnel, and customer service staff. Service targets include China Southern Airlines Co., Ltd. and its subsidiaries such as e-commerce, freight logistics, trading, culture and media companies, China Aviation Supplies Guangzhou Branch, Baiyun Financial Holdings, and the Nanshang Mingzhu Yayuan residential community. It also provides leasing and custodial services for 5 idle properties entrusted by China Southern Airlines Group, and actively revitalizes and leases out 20 self-managed properties (9 shops, 6 houses, 4 open areas, and 1 parking building). Since its establishment, Jiyu Nanshang has gained recognition from multiple parties due to its good reputation and strong competitiveness. It has successively become an executive director unit of the Guangzhou Property Management Association, a director unit of the Guangdong Provincial Property Management Industry Association, and a member unit of the China Property Management Association.
