In 2001, Vanke's layout in the Pearl River Delta began to unfold. By the end of 2002, Vanke entered Guangzhou, a key city in the Pearl River Delta. In April 2003, Guangzhou Vanke Real Estate Co., Ltd. was formally established. Guangzhou Vanke is a wholly-owned subsidiary of China Vanke Co., Ltd. (000002), focusing on urban residential development in Guangzhou and its surrounding areas. The registered capital of Guangzhou Vanke and its affiliated enterprises exceeds 2.2 billion yuan.
Adhering to Vanke Group's vision of becoming the leading enterprise in China's real estate industry, Guangzhou Vanke has, since its inception, embarked on its development journey in Guangzhou with a humanistic spirit towards customers, a leading pursuit of products, and a responsible attitude towards society and the industry. From 2003 to the present, Guangzhou Vanke has successively launched nineteen projects: Four Seasons Flower City, City Garden, Vanke Blue Mountain, Vanke City, Tianjing Garden, Vanke Cloud Mountain, Golden Homeland, Jinyu Blue Bay, Golden Kangyuan, Golden Liyuan, Vanke City New Milestone, Golden City Product, Vanke City Ming, Baiyue Bay, Jinyu Huafu, Tianhe Royal Product, Lanqiao Shengfei, Jinyu Huating, and Northern Vanke City, with several other projects under construction or pending sale.
In 2010, Guangzhou Vanke achieved sales of 7.36 billion yuan, selling over 5,800 residential units with a sales area of 570,400 square meters, and generated net profit attributable to equity of 1.24 billion yuan that year. By the end of 2010, Guangzhou Vanke ranked among the top three real estate developers in Guangzhou with a market share of 5.4%.

On November 25, 2006, the pilot project for low- and middle-income housing, Wanhui Building, was solemnly groundbreaking next to the Four Seasons Flower City project in Guangzhou. This project was listed by the Guangdong Provincial Department of Construction as a pilot project for rental housing for low-income groups funded by enterprises in Guangdong Province, and was officially occupied in mid-2008.
On the other hand, Guangzhou Vanke has been tirelessly promoting industrialization, Green Star certification, low-carbon environmental protection, and other initiatives, continuously exploring paths for sustainable development in the industry. In 2010, the Guangzhou Nansha 08NJY-1 project successfully obtained the "Two-Star Green Building Design Label for Group A of Vanke Fuqian Garden" issued by the Ministry of Housing and Urban-Rural Development, becoming the first construction project in Guangzhou's residential building industry to receive this honor. In 2011, Guangzhou Vanke will build Guangzhou's first industrialized housing project with a construction area exceeding 100,000 square meters, striving to obtain national Green Star certification. Currently, Guangzhou Vanke has established close cooperative relationships with several authoritative institutions, including the Residential Engineering Steering Committee of the China Civil Engineering Society, the Guangdong Real Estate Society, and the Guangdong Provincial Academy of Building Research. In 2006, Guangzhou Vanke Four Seasons Flower City won the "2006 China Zhan Tianyou Civil Engineering Grand Award" (Phase I and II) and the "2006 Annual Best Planning Award (Unbuilt Category) of the Texas Chapter of the American Society of Landscape Architects";
In 2007, Guangzhou Vanke Blue Mountain won the "2007 Zhan Tianyou Award for Excellence in Residential Community Gold Award" and the "2007 Guangdong Province Construction Project Gold Craftsman Award", and Guangzhou Vanke City Garden won the "2007 Guangsha Award (Residential Category)";
In 2009, Guangzhou Vanke Cloud Mountain won the title of "Guangdong Province Green Residential Area"; Guangzhou Vanke City also won awards such as "Guangdong Province Green Residential Area", "2009 China Civil Engineering Zhan Tianyou Award for Excellence in Residential Community Gold Award", "National Outstanding Demonstration Community", "China International Garden Community (Comprehensive Category Grand Award)", and "Global International Garden Community Silver Award";
In 2010, Guangzhou Vanke Cloud Mountain won the 2010 China Civil Engineering Zhan Tianyou Award; the Vanke City New Milestone (Phase I and II) project won multiple major awards including the 2010 "Guangsha Award" (Affordable Housing), "2010 Guangdong Province Green Residential Area", and "Grade A Residential Certification Project". These achievements have earned the Vanke brand widespread recognition and high praise in the Guangzhou market.
